Lander Condominiuns

A new milestone for JAP Construction LLC in Washington, D.C.!

At JAP Construction LLC, we’re proud to announce our latest endeavor: a 40 unit multi-condominium residential project located on Florida Avenue Northeast in Washington, D.C. This new construction, encompassing a cellar and five floors including penthouses on the fourth and fifth levels spans a total of 31,202 square feet. Scheduled for completion by July 2025, this development is more than just a building; it’s a commitment to sustainable, inclusive, and community focused urban living.

Collaborative Design Excellence

This project is the result of a dynamic collaboration with ADG + G Architects, renowned for their innovative and context sensitive designs. Their expertise ensures that the building will not only meet but exceed expectations in functionality and aesthetic appeal. Additionally, we’ve partnered with District Green Roofs to incorporate a state of the art green roof system, aligning with Washington, D.C.’s leadership in green infrastructure.

Advancing Affordable and Accessible Housing

In response to the pressing need for affordable housing in the District, this development dedicates a significant portion of its units to affordability. Each unit is designed with ADA compliance in mind, ensuring accessibility for all residents. Features include step free entrances, wider doorways, and adaptable living spaces, reflecting our commitment to inclusivity and equal opportunity housing.

Sustainable Living Through Green Roofing

The integration of a green roof, installed by District Green Roofs, brings numerous environmental benefits:

  • Stormwater Management: Green roofs can reduce stormwater runoff by up to 65%, mitigating the risk of urban flooding.
  • Energy Efficiency: By providing natural insulation, green roofs can lower building energy use, contributing to reduced utility costs for residents.
  • Urban Heat Island Mitigation: Vegetative roofing helps cool urban areas, improving overall city livability

Biodiversity Enhancement: Green roofs create habitats for various species, promoting urban biodiversity.

JAP Green Space Program: Planting for the Future

Aligned with our commitment to sustainability, this project participates in the JAP Green Space program, a partnership with One Tree Planted. For every 200 square feet of constructed space, one tree is planted. With 31,202 square feet of construction, this initiative will result in the planting of 156 trees, contributing to global reforestation efforts and carbon offsetting.

As we progress toward the July 2025 completion date, we remain dedicated to delivering a project that embodies quality, sustainability, and community enrichment. We extend our gratitude to our client for entrusting us with this vision and to our partners on this project, ADG + G Architects, for their invaluable contributions.
